The fourth of November nineteen ninety-five.
The joint-stock company of productive-commercial enterprise "Sotsium", represented by KHREBTOVA Raisa Romanovna, acting by power of attorney № 387-72, dated 02.11.1995. and on the grounds of the Charter and transactions of the founders of the assembly of the JSC of closed type "Sotsium" № 387-73 dated 30.10.1995, hereinafter referred to as "SELLER" and ZABOLOTNI Boris Romanovich, residing in Vishnyovaya st., 54/1, apt. 77, Taganrog, hereinafter referred to as "PURCHASER" have entered this contract about the following:
1. The "SELLER" has sold and the "PURCHASER" has bought a built-in untenantable premises, having actual useful space of 93.9 square metres on the ground floor marked by "A" type, situated in Mendeleyev st., 14, Taganrog.
2. The alienable premises belong to the "SELLER" on the grounds of contract № 74 dated 19.07.1994 between Property Control Committee of Taganrog and JSC "Sotsium", and on the grounds of assignation act № 74 dated 5.08.1994, which is also confirmed by the reference of Taganrog Technical Inventory Bureau dated 26.10.1995 № 5-57-5 and is sold to the "PURCHASER" FOR 5,000,000,000 (FIVE BILLION) rubles, paid by the "PURCHASER" to the "SELLER" completely before entering this contract.
Inventory value of the untenantable premises makes 23.506.569 (twenty three million five hundred and six thousand five hundred and sixty nine) rubles according to the reference of Taganrog TIB № 5-57-5, dated 26.10.1995.
3. SPECIAL CONDITIONS OF THIS CONTRACT:
3.1. Re-planning of rooms and changing of functions is permitted and possible within the limits of laws currently in force.
3.2. Proprietor of the object of buying and selling or of its part has no right to hinder exploitation and repairs of rooms or buildings adjoining the purchased ones (common entrance, common communications).
3.3. If the property purchased is alienated the conditions of this contract (issue 3) must be included into the contract of alienation without any changes. Otherwise registration of such a contract by the state registration bodies will be invalid.
4. All the expenses connected with conclusion of this contract are to be covered by the "PURCHASER".
5. Before this contract the alienable property has not been sold, mortgaged, under dispute or arrest.
6. A copy of this contract is kept at the office of ILYA-NOVA Т. М., notary, Taganrog, Rostov region, another copy is given to the "PURCHASER".
